Everything you need for a stress-free closing day
Buying or selling a home is exciting, but the days leading up to closing can feel overwhelming. A little preparation goes a long way. Here's the checklist I share with my clients to help make closing day as smooth as possible.
✅ 1. Stay in Close Communication
Respond to emails, texts, and phone calls promptly.
Let your lender, attorney, and REALTOR® know if anything changes.
Avoid making major financial decisions before closing.
✅ 2. Keep Your Finances Stable (Buyers)
Don't open new credit cards.
Don't finance furniture or appliances.
Don't change jobs if possible.
Avoid large deposits or withdrawals without speaking to your lender.
✅ 3. Secure Homeowners Insurance
Your lender will require proof of insurance before closing. Make sure your policy begins on the day of closing.
✅ 4. Schedule Utility Transfers
Arrange for utilities to transfer into the buyer's name on the day of closing.
Common utilities include:
Electric
Water/Sewer
Internet
Cable
Natural Gas or Propane
Trash Service
✅ 5. Review Your Closing Disclosure
Buyers typically receive their Closing Disclosure at least three business days before closing.
Take time to review:
Purchase price
Interest rate
Cash to close
Closing costs
Loan terms
Ask questions if anything looks unfamiliar.
✅ 6. Schedule Your Final Walk-Through
Usually completed within 24 hours before closing.
Confirm that:
Agreed-upon repairs were completed.
Appliances remain.
The home is in the agreed condition.
No unexpected damage has occurred.
✅ 7. Gather Important Documents
Bring:
Government-issued photo ID
Certified funds or confirmation of your wire transfer (if required)
Any documents requested by your lender or attorney
Always verify wire instructions directly with the closing attorney before sending funds to protect against wire fraud.
✅ 8. Sellers: Prepare the Home
Before closing:
Remove all personal belongings.
Leave any items included in the contract.
Clean the home.
Leave garage door openers, remotes, keys, mailbox keys, and appliance manuals.
Provide alarm codes if applicable.
✅ 9. Bring Patience
Closing appointments typically take 30–90 minutes depending on the transaction.
You'll sign:
Loan documents
Closing disclosures
Deeds
Tax documents
Settlement statements
✅ 10. Celebrate!
Once the documents are signed and the deed is recorded, it's time for the buyer to receive the keys and begin the next chapter.
